Growing up in a family of restorers in Pennsylvania has shaped his interest in historic structures and their preservation. For many years, he lived in New York City where he was a restaurant designer, builder and operator, and owned several restaurants and food businesses. In 2000, he sold his Connecticut business and moved to the Hudson Valley to launch Design And Project Management Studio.

We act as project managers through all phases of development from architectural to engineering, to designing custom interior environments. This ensures that every detail of the Client's vision is fully realized from conception to completion.

LIME WASH

"Limewash is a traditional material that has been used for thousands of years. Unlike modern paints, which lay on the surface of the substrate, limewash instead acts like a stain by penetrating deep into the pores of the underlying material. This process creates a peel-free, breathable surface, and the limewash remains vapor permeable after it cures. It is a beautiful, traditional material that mellows while it gradually wears away, and over time it develops the weathered patina that characterizes the Old-World charm of Europe.

Aside from its beauty, limewash is a traditional shelter coat that offers protection and durability to stucco, brickwork, plasterwork and stone masonry. It is non-toxic, environmentally friendly, and contains all-natural ingredients. Limewash also has hygienic properties and acts a mild fungicide due to its high PH, which is why limewash was traditionally used in hospitals and sick wards."

GREEN RESTORATION WORKSHOPS

In an effort to make historic restoration and green technology education more accessible, Design and Project Management Studio and Howard Hall Farm have entered into a collaboration to offer restoration workshops. Lime Technology Workshops are taught by Rory Brennan, from "This Old House", and John Speweik, from U.S. Heritage Group.

Howard Hall Farm is both an historic restoration project and a vehicle for educating people in sustainable, environmentally conscious restoration techniques. The site of their learning laboratory is a 1780 Federal stone manor in the heart of the Hudson River Valley. SOY INSULATION

Soy insulation seals a structure's thermal envelope, making it more durable, healthier, and more energy efficient than traditionally insulated homes. When used in conjunction with other energy efficient
restoration materials, homeowners will use much less energy maintaining ideal temperatures in their home. In addition to being energy efficient, Soy Insulation is made from soy bean oil, which is an annually renewable resource, making it the most environmentally responsible insulating material on the market.

Soy Insulation expands when it is sprayed into place - sealing holes, cracks, rough-in openings, perimeter joists, and other areas that conventional methods can't touch. "That snappy little legume known as the soybean is now a force in green building.

For decades, the soybean has been a staple of the agricultural economy. Now, soy-based products shine bright in a different spotlight. Soy-based emollients have been featured on shop-at-home cable television, soy roof coatings have been used in renovating the John G. Shedd Aquarium in Chicago, and soy elevator grease is doing its job in
the Statute of Liberty in New York City.

Much of the current attention garnered on the bean is on construction materials, especially in projects for clients with chemical sensitivities or allergies or who just want better indoor air quality. Soybean-based products contain no urea/formaldehyde and, while they are processed with chemicals, they release no volatile chemicals or other toxic emissions. Some of the soy-based products now on the market include carpet backings; wood and concrete coatings and stains; adhesives; roofing; and structural membrane coatings. Its latest role is as an insulating material.

Resistant to mold and mildew, soy foam insulation is sprayed on; the product expands in the wall like similar products. According to the United Soybean Board (USB), soy insulation provides insulation characteristics that are as good as or better in four-inch walls as traditional batting insulations with six-inch stud construction. And unlike traditional batting, it's free of formaldehyde. Soy-based insulation may also reduce building costs by decreasing the amount of lumber used.

The USB has a cooperative initiative known as the national soybean checkoff. Under the program, an assessment of 0.5 (one-half) of 1 percent of the net market price of soybeans is collected, and all producers marketing soybeans must pay the assessment. The funds are used to promote and educate and conduct research on soybeans, and it
seems to be working.

Safety First

Don Duffy, the owner of a company that produces soy-based polyurethane foams, says soy insulation is safer than other building products. Don says it's a natural for remodelers to offer soy-based insulation to customers, who increasingly request healthy homes. "It does not emit gases and chemicals, long or short term, like those present in many other different types of building materials. It's easy to form into shapes and lightweight."

The Climate Energy Warm Air freewatt system

The Climate Energy freewatt system is an integrated package of four parts, a power generation module, a space heating module, a cogeneration heat exchanger module and a supervisory control system. These components are engineered to work together and provide a new level of comfort and economic savings to North American homes.

Power Generation Module

The power generation module, produced by the Honda Motor Company, is called the MCHP unit. This unit is an incredibly quiet (only 47 dBA at 1 meter) and long life small engine-generator that has already been installed in over 50,000 homes in Japan. The internal combustion engine runs on clean natural gas and can be located in a basement or utility room. This engine produces 1,200 watts of electric power and about 12,000 BTUs per hour of heat for the home.

Before the power from any generator is connected to the grid the electric power quality must meet certain standards. The MCHP uses advanced Honda solid-state inverter technology to automatically insure that the output power supplied to the home and to the electric grid is noise free, is the proper voltage and is synchronized with the AC power of the grid. In the event of a power failure the inverter immediately detects this upset condition and stops delivering power to the grid. This safety feature protects the grid equipment and service personnel.

Space Heating Module

The Climate Energy Warm Air freewatt system integrates a custom state of the art Energy Star qualified* high efficiency furnace produced by ECR International, Inc. with the Honda MCHP unit. The furnace is sized to meet the total heating load and provides the heat distribution to the home. When the household heat demand increases beyond what can be supplied by the engine alone, the furnace kicks in to provide the balance.

Cogeneration Heat Exchanger Module

The heat produced by the MCHP engine's cooling, lubrication and exhaust systems is captured and is transferred to a coolant loop that supplies heat to the furnace through the cogeneration heat exchanger module.

Supervisory Control System

A supervisory control system is used to maximize the hours that the MCHP unit will run and to enhance the thermal comfort of the home. Homeowner control of the system is first accomplished through a programmable electronic wall thermostat like any modern high end heating system. The controller also enables the freewatt system to provide a variety of Internet related features. The system can be controlled remotely via any device with a web browser. Included is a web page display of the power and economic savings resulting from the use of the freewatt system as well as maintenance and diagnostic communication features.

SOY-Gel Product Data Sheet For General and Restoration

SOY•Gel™ is an industrial strength and consumer friendly paint, varnish, and urethane remover made with 100% American grown soybeans. The low evaporation rate of SOY-Gel and its gel formulation make it possible to remove several layers of paint in one application. During the removal of lead based paint, lead becomes encapsulated in the gel, preventing airborne lead particles, allowing for safe and easy disposal. SOY-Gel contains no methylene chloride, is not an alkaline based stripper and cleans up easily with water. Unlike more traditional paint strippers SOY-Gel lets you work without the odor. Indoors or outdoors, you can be guaranteed a safe restoration process with SOY-Gel.

APPLICATION:
SOY-Gel is safe to use on wood, brick, stone, metal, plaster, concrete, and many other surfaces. Do not use on plastic, PVC, rubber or dry wall. SOY•Gel may be used indoors or outdoors. When used outdoors, protect plant and vegetation with a plastic drop cloth. SOY Gel may be used on vertical as well as horizontal projects.

Apply a thick, even layer of SOYGel, generally between 1/16 and 1/8 inch to the coating to be removed by using pouring, brushing, or airless sprayer (piston pumped with tip of 519 or similar). If applying with brush, do not apply as you would paint. Don't brush or scrape the surface until the stripper has had time to work. Check the progress of the stripping action by using a scraper to see if the coating is softened down to the surface. If not, wait longer and recheck. SOY-Gel will remain wet and working for several hours. Longer is better. Let the stripper do the work. If SOY-Gel is left to sit outdoors, cover with a light plastic drop cloth to prolong the stripper's wet time. Once the coating is softened, remove it with a scraper, industrial wet vacuum, or other stripping tool. Reapply stripper, if necessary. Repeat steps above. After use, clean remaining thin residue with water, using a scrub brush and/or mop or power washer. Ensure to scrape or vacuum excess removed coating and SOY-Gel before using a power washer for final cleaning. Always use care to prevent over spray from getting on surfaces other than the one being prepped. Allow surface to dry before further preparations.

With the renewed interest in green technology, environmentally friendly lime plaster is enjoying new popularity in modern homes. "A true lime plaster has the unique quality of reflecting multi-nuances of color, enhanced by the varied angles of sunlight reflected throughout the day...having finally realized our impact on global warming, the use of lime plaster will save approximately 80% of the CO2 release compared to ordinary stucco. VICTORIAN COTTAGE

This year-long project was a total gut renovation restoration. The client is head curator at aMuseum; all work was very exacting and refined. The house had to be jacked and new foundations installed, as well as new sills. Exterior work was followed by all new mechanicals, new baths and kitchen, plaster, paint stripping and restoration of all moldings, etc. In 2003 we reproduced exact period porch for rear of building, including all period brackets and a copper roof. Currently we are creating an interpretation of a two story Gothic studio/ Carriage House in the rear garden. Click here to view that project's progress.

This 3 year project was a total gut renovation restoration. This house had been gutted when we came to the project. It was originally been built in 1803 as a grand Georgian mansion, and at the turn of the century renovated to become a two family house. This included taking out the front door and center window, changing it to two entrances, and building a brick wall down the entire center of the house. This was all removed and the house was restored to its one family façade, followed buy all new mechanicals, new baths and kitchen, plaster, paint stripping and restoration of all moldings, original sash, etc. In 2004 we completed terraces and garden work.

This one year project was a total gut renovation restoration. The house had been gutted when we came to the project. It was originally built in 1840 as a single-family home. In the 20th century it was turned into 2 apartments. The rear kitchen addition was rebuilt and a glassed-in porch was added, followed by all new mechanicals, new baths and kitchen, plaster, paint stripping and restoration of all moldings, original sash, etc. This house is owned by an Architect who works with a large firm in New York that does all the Polo Stores and many high-end projects. The house is sleek with state of art interiors.

1876 GRAND VICTORIAN MANSION

This 4 year project was a total gut restoration. This residence was built in 1876 as a grand Victorian mansion on the first private street in America. At the turn of the century it was renovated to become a six apartment house. A two story addition was added to the rear in exact period detail, followed by all new mechanicals, new baths and kitchen, plaster, paint stripping and restoration of all moldings, original sash, etc. In 2006 we completed rear porches, veranda, copper leaders and garden work.

In 2000, he sold his Connecticut business and moved to the Hudson Valley to launch Design And Project Management Studio.

LIME PLASTER

Lime plaster is a mixture of calcium hydroxide and sand (or other inert fillers). Carbon dioxide in the atmosphere causes the plaster to set by transforming the calcium hydroxide into calcium carbonate (limestone). Whitewash is based on the same chemistry.

To make lime plaster, Limestone (calcium carbonate) is heated to produce quicklime (calcium oxide). Water is then added to produce slaked lime (calcium hydroxide), which is sold as a white powder. Additional water is added to form a paste prior to use. The paste may be stored in air-tight containers. Once exposed to the atmosphere, the calcium hydroxide turns back into limestone, causing the plaster to set.

Lime plaster is used for true frescoes. Pigments, diluted in water, are applied to the still wet plaster.

Lime Mortar

Lime-sand only mortars are more plastic and better accommodate any settling or movement in the wall than cements, which do not adjust to changes around them once they set. Although lime stuccoes and limewashes are more breathable, they also have better water shedding characteristics. Cement stucco is likely to crack under stress or movement, allowing a route for water inﬁltration into the interior where it will be trapped. In contrast, lime stucco can better adjust to early movements in the building because it does not set fully all the way through immediately, but only as the interior more slowly carbonates. Any tiny cracks that open can be resealed as acidic rainwater enters those cracks either draws some of the remaining calcium hydroxide into the crack or as the slightly acidic rainwater partially dissolves calcium carbonate along the edge of the crack temporarily creating calcium bicarbonate and re-deposits it toward the front of the crack as calcium carbonate again. This self-healing characteristic of lime is well described in the literature as“autogenous healing.”[1]

Limewash

"Unlike modern paints, which lay on the surface of the substrate, limewash instead acts like a stain by penetrating deep into the pores of the underlying material. This process creates a peel-free, breathable surface, and the limewash remains vapor permeable after it cures. It is a beautiful, traditional material that mellows while it gradually wears away, and over time it develops the weathered patina that characterizes the Old-World charm of Europe."[2]

Hydraulic Lime

Hydrated Lime is the most commonly used and known lime, also called (high) calcium lime or air lime. It can only set through carbonation (re-absorption of CO2), and has very strong limitations in construction use. Hydraulic Lime has an initial set with water, much like cement, and a second set through carbonation, like hydrated lime . This allows for simplicity in application, identical to ordinary stucco.

Some kind of Hydraulic Lime was used for most of our old structures—many dating back several centuries. Its durability or longevity has been unsurpassed by any modern material, including cement stucco or “lime-based plasters.” This is simply due to its composition (calcium carbonate or limestone), resistance to salts (no sulphate attack or alkali-silica reactions), elasticity (reduces the risk of cracking and water intrusion), and breathability (does not trap water and allows its elimination through vapor exchange). A true lime plaster has the unique quality of reflecting multi-nuances of color, enhanced by the varied angles of sunlight reflected throughout the day.

Environmental Impact

The use of lime plaster saves approximately 80% of the CO2 release compared to ordinary stucco. One single residence will save between 5,000 and 10,000 lbs of CO2 emissions. Each year in the U.S. alone, environmentally conscientious builders are saving several millions of pounds of CO2 release by avoiding the use of cement-based products, and choosing Natural Hydraulic Lime instead.

Safety issues

Lime is an extremely caustic material when wet, with a pH of 12. (Lime becomes pH neutral when carbonated). Protective goggles and gloves should be worn at all times. Additionally, protective clothing should be worn where risk of splatter on to bare skin is present.

Clean water should always be at arms length if lime gets in someone’s eyes or on their skin. Skin can be neutralized with a very mild acid such as vinegar or lemon juice. Repeatedly flush eyes with fresh water for several minutes and consult medical advice. [3]

Use in the arts

One of the earliest examples of lime plaster dates back to the end of the eighth millennium BC. Three statues were discovered in a buried pit at Ain Ghazal in Jordan that were sculpted with lime plaster over armatures of reeds and twine. They were made in the Pre-Pottery Neolithic period, around 7200 BC. The fact that these sculptures have lasted so long is a testament to the durability of lime plaster.[4]

Use in architecture

Some of the earliest known examples of lime use for building purposes are in early Egyptian buildings (primarily monuments). Some of these examples in the chambers of the pyramids, which date back to around 2000 B.C., are still hard and intact. Archaeological digs carried out on the island of Malta have shown that in places like Tarxien and Hagar, lime stucco was also used as a binder to hold stone together as well as for decoration at sites dating back as far as 3000-2500 B.C. At Tel-el-Armana, a large pavement on brick was discovered that dates back to 1400 B.C. It was apparently the floor of part of the harem of King Amenhoted IV.[5] Ancient Chinese used Suk-wui(the Chinese word for slaked lime)in the construction of The Great Wall of China.

Misconceptions

The addition of cement to lime dramatically changes the physical, mechanical, and chemical properties of the lime by reducing its elasticity, breathability (vapor exchange), and durability as well as altering the color rendering. As a matter of fact, lime is commonly added to cement in order to mitigate these properties. Mixing Hydraulic or Hydrated Lime, or both, with aggregates, achieves a true lime plaster.[6]

LIME WASH

"Limewash is a traditional material that has been used for thousands of years. Unlike modern paints, which lay on the surface of the substrate, limewash instead acts like a stain by penetrating deep into the pores of the underlying material. This process creates a peel-free, breathable surface, and the limewash remains vapor permeable after it cures. It is a beautiful, traditional material that mellows while it gradually wears away, and over time it develops the weathered patina that characterizes the Old-World charm of Europe.

Aside from its beauty, limewash is a traditional shelter coat that offers protection and durability to stucco, brickwork, plasterwork and stone masonry. It is non-toxic, environmentally friendly, and contains all-natural ingredients. Limewash also has hygienic properties and acts a mild fungicide due to its high PH, which is why limewash was traditionally used in hospitals and sick wards.

Recommended for historic buildings, friable masonry, and sustainable new design. Limewash is a breathable material that is suitable for historic brick, stone, plaster, and stucco, and it protects fragile or damaged masonry from weathering further."
